Certifications
Certified Master Inspector®
Ed Fryday is currently a Certified Master Inspector® in good standing. I am a Certified Master Inspector®, have completed over 1,000 inspections and hours of Continuing Education, have been in business for over three years, abide by the Master Inspector Certification Board’s strict Code of Ethics, and have agreed to a criminal background check. The Master Inspector Certification Board promotes a high standard of professionalism, business ethics, and inspection procedures. A Certified Master Inspectors® subscribes to the following Code of Ethics in the course of their business:
International Association of Certified Home Inspectors®
Certified Professional Inspector® and certified by the International Association of Certified Home Inspectors® (InterNACHI®) NACHI07031703
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector before the inspection process.
The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions.
The home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.
Pools and Spas
If your home has a pool, spa, or hot tub, you should have it checked to ensure there are no leaks or other safety hazards. Knowledge of your pool will help you know how to keep it in good repair. Significant costs, operations, maintenance, and safety factors are associated with the structural aspects and systems associated with owning and operating your pool. Having a detailed visual inspection and basic testing of the pool structures, systems, and equipment can help identify and mitigate the costs and risk factors associated with your pool and Spa.
If your participating inspector misses a covered item, we'll buy your home. The inspection must be performed by an InterNACHI® Certified Professional Inspector® already participating in the Buy-Back Program. InterNACHI® will pay you the purchase price, but you are responsible for any applicable fees and real estate commissions.
Eventually, your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first. Having an inspection performed ahead of time helps in many other ways, such as:
It allows you to see your home through the eyes of a critical and neutral third party.
It alerts you to immediate safety issues before agents and visitors tour your home.
It may alert you to items of immediate concern, such as radon gas or active termite infestation.
It permits you to make repairs ahead of time so that ...
Defects won't become negotiating stumbling blocks later.
There is no delay in obtaining the Use and Occupancy Permit.
You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
It helps you to price your home realistically.
It may relieve prospects' concerns and suspicions.
It may encourage the buyer to waive his inspection contingency.
It reduces your liability by adding professional supporting documentation to your disclosure statement.
