Should You Attend Your Home Inspection?

Buying or selling a home is one of the biggest decisions you’ll make, and the home inspection is where everything starts to come into focus. One of the most common questions clients ask is whether they should attend the inspection in person—and the answer can make a big difference in how confident you feel moving forward.
Yes, if possible! By being present during the inspection, you will learn quite a lot. Not all inspectors are open to this so be sure to ask about their policy. At Space City Inspections, I encourage it. Plan to join us early and spend several hours with me.
Most home inspections take 3 to 4 hours to complete depending on the size and complexity of the home. Bring a bottle of water and dress comfortably, especially if you might follow me into the attic! It is best not to bring the family or others to see the job. They are well meaning but will be a distraction and will cause the inspection to take longer.
If you are a first-time home buyer, you will benefit greatly from shadowing me at the inspection. If you are a veteran home buyer, you will still get a lot of valuable information about the property. I will explain what I am doing and answer your questions as I go. By the time the inspection is complete you will have a real good understanding of the home’s condition. You will also get a written report with digital photos within 24 hours and usually the same day.
Being there in person also gives you the opportunity to see things firsthand—how systems operate, where shutoffs are located, and what maintenance items you’ll want to stay ahead of. It turns the inspection from just a report into a hands-on learning experience that helps you feel more confident about your investment.
